In a small home (under 1,500 sqft), the flooring is the single largest continuous surface — it dominates the visual field more than any other material decision. The mistake homeowners make is picking flooring based on a swatch in a showroom rather than considering how 1,200 sqft of that material will actually read.

Continuous Plank Wins
Run the same flooring through every connected room — kitchen, living, dining, hallway, bedrooms. Each transition between materials is a visual interruption that reads as a smaller room. A small home with one continuous flooring material reads significantly larger than the same square footage with three or four different floors. The exception is wet rooms (full baths, laundry) where tile is the right material — but even there, color-coordinate.
Plank Width and Direction
Wide planks (6-8" on engineered hardwood, 9"+ on LVP) read more luxurious in larger formats but compress visual scale in small rooms. The right move for a small home is 5-6" plank — wide enough to read as modern, narrow enough to not overwhelm. Run the planks lengthwise along the longest sight line in the home (typically the hallway-to-living-room axis); this elongates the perceived dimension.
Color and Contrast
Light flooring reflects more ambient light, which makes the room read larger and brighter. White oak, blonde maple, pale LVP — all expand the space. Dark flooring (espresso oak, dark walnut, near-black LVP) can work in small homes but requires high ceilings and good natural light or the space feels compressed. Medium tones (natural oak, hickory) are the safe middle ground.
Material Choice
Engineered hardwood — durable, refinishable, holds resale value. Luxury vinyl plank (LVP) — durable, waterproof, dimensionally stable in California’s heat cycles. Porcelain plank tile (looks like wood, performs like tile) — appropriate for the whole house if the homeowner wants kitchen-and-bath waterproof everywhere. Avoid laminate in any house you might sell within ten years — it ages visibly and reads as a downgrade.
