For hillside properties in neighborhoods like Fairmont or Pedro Point, collaboration with structural engineers is essential to ensure any additions or renovations respect the slope while maintaining stability and the home’s original character. Indoors, I select materials that age beautifully in the coastal climate, such as FSC-certified teak for decks, sealed concrete floors that stay cool in summer and retain warmth in cooler months, and UV-resistant paint finishes. Transition spaces are key, mudrooms that serve as gear stations for beach outings, sunrooms that dissolve the boundary between interior and landscape, or covered terraces that allow residents to enjoy the ocean air without direct exposure. Since Pacifica homes are often lived in year-round, I design for adaptability, incorporating layered textiles like heavy drapes that can be adjusted for sun or privacy, built-in window seats that double as cozy reading nooks, and versatile furniture that accommodates both hosting and solitude.
