Field Note · Flooring Specification
Whitewashed flooring spans three different techniques that look similar in showroom photographs and behave very differently underfoot: true lime wash, white pigment in a water-based topcoat, and pickled stain. Each has its own application protocol, fade profile, and refinish strategy.

True Lime Wash
Slaked lime (calcium hydroxide) mixed with water, applied to bare wood, allowed to penetrate, then sealed. The finish reads as a translucent white that does not fill the wood grain — the wood texture and color shows through. Historical reference: barn floors and Scandinavian and Belgian farmhouse floors for centuries. Lime wash on oak in particular is genuinely beautiful and ages well. Best fit: rift-and-quartersawn white oak, European oak, character oak.
White-Pigment Topcoat
Water-based polyurethane with white pigment added at the finishing factory. Applied as the topcoat on a pre-finished or site-finished floor. Less translucent than lime wash, more durable, more uniform. The dominant commercial product category — what most homeowners see in showrooms labeled "whitewashed."
Pickled Stain
A traditional white-pigment stain (not a topcoat). Penetrates the wood, fills the grain pattern, then is sealed with clear polyurethane. The most opaque of the three options — closer to a true white floor. Best fit: maple and birch where the grain is too subtle to want to read through the finish.
Fade and Recoat
All three techniques fade under direct sunlight. Lime wash yellows toward cream over 3-5 years; white-pigment topcoat ambers as the polyurethane carrier yellows; pickled stain stays the most stable. Recoat schedule: 5-7 years for most residential traffic. Re-staining a pickled floor is a full sand-and-refinish; recoating a polyurethane topcoat is a screen-and-recoat (one day, no dust).
