The real cost is rarely what the first contractor bid suggests.

A 300-400 sqft family room addition in the Sacramento metro lands at $200,000-$450,000 turnkey for design-and-build in 2026. The variation depends on roof integration (a flat addition is cheaper than a vaulted-ceiling expansion that requires re-roofing the original house), foundation work (slab-on-grade is cheaper than a raised-floor addition matched to the existing house), and material selection (basic finishes vs heritage-match millwork).
Code and Permit Reality
California Building Code requires the addition to meet current energy code (Title 24), accessibility provisions (CBC Chapter 11A residential), and fire code — even though the rest of the house is grandfathered to its original code era. This often forces upgrades to the connecting roof, the existing HVAC capacity, and the electrical panel. Sequencing
Foundation. Framing. Roof and dry-in. Mechanical-electrical-plumbing rough-in. Inspections. Drywall. Finish (flooring, cabinetry, trim, paint). The right time for a designer to be involved is before foundation — the finish-out decisions (flooring elevation, window head heights, the way the addition meets the existing house) get locked in during framing whether or not the designer is in the room. Designers brought in after framing inherit constraints they didn't choose.
