"Living room" and "great room" are real architectural terms with specific meanings. They are not synonyms. The distinction matters for how the room is designed, how it's furnished, and how it's described in MLS listings — which has measurable resale-value implications.

Definitions
Living room — a formal sitting room, separate from the family/casual gathering space, typically near the front entry, often visible from the street side, with formal furnishings and used primarily for adult conversation and special occasions. Great room — an open-plan combined kitchen-dining-living space, typically the largest room in the house, with multiple functional zones, used daily for the full range of household activity. Family room — the older term for the casual gathering space when the formal living room still existed as a separate room.
Architectural Tells
Living rooms have a defined entry threshold, a defined boundary on the dining room or kitchen side, and a single primary sight line. Great rooms have no internal walls between cooking, eating, and gathering, ceilings often vaulted or two-story, and multiple competing sight lines. The 2000s-2020s American custom-home default has been the great room; the 2020s reversal toward defined rooms with thresholds is just beginning to show up in spec books.
Design Implications
A great room needs zone-based design — cooking zone, prep zone, eating zone, sitting zone, secondary task zone — each with its own light layer and material discipline. The acoustic problem is real (no walls means kitchen sound carries everywhere) and is solved with high ceilings, soft materials, and acoustic panels integrated into millwork or art. A living room has a single design conversation and a clear furniture plan; a great room has four overlapping conversations.
Resale Value
California appraisers and buyers in 2026 mostly value the great room highly in homes under $2M and value defined living rooms highly in homes over $3M. The market has split — entry-level and mid-market wants the open plan, ultra-high-end wants the formality back. Belvedere Island, Atherton, and certain Marin neighborhoods are seeing the formal living room return as a status signal.
Belvedere Island Context
On Belvedere Island, the architectural inventory skews older (much pre-1970 stock) with traditional defined-room floor plans intact. The Belvedere remodel question is often whether to remove the wall between living and dining (great-room conversion) or to preserve the formal living room as a status-signal restoration.
